Barry, this parcel of 30 acres between Strawberry and Starvation reservoir (see graphic) boarders Indian reservations and BLM land. Although it is within the mineral and shale oil areas of Duchesnes county, it is on the top of the mountain and landlocked by a private parcel to the west of it. A Realtor (Gerald Wilkerson 435-738-5557) I talked with (that is a long time expert of the area) stated that all mineral and oil rights for most of this region below to the native tribes, so the best that might be had would be “service rights” for access to the land, should there actually be any minerals/shale/oil even found. However, the terrain, lack of access road, or easement and lack of minera/oil rights, make this prospect unlikely. An alternative option would be 5 acre cabin parcels, however, the same lack of easement or road, distance from any utilities and steep terrain ruin the possible ROI for that option (unless you consider buying the adjacent properties). The adjacent neighbor a few years back offered to buy the land to merge into his property as a private Elk/Deer hunting reserve. There have also been others that look to buy land on the cheap e.g. NRL offered $3200 . There may have been use of the land for years (before I took it on) that might cause prescriptive easement concerns.
